Why is attic ventilation important?

Benefits of ridge venting:

  • Shingles stay cool, last longer
  • Roof structure stays dry
  • Lower energy bills
  • Helps prevent rot, mildew, peeling paint, and drywall damage
  • Keeps insulation from accumulating moisture

Standard vs high profile ridge

Included at no additional cost

High Profile ridge cap adds a distinctive look to your roof. This or better is required with Woodcrest and Woodmoor shingles

$

High Profile ridge cap with ridge venting adds an even more distinctive look to your roof and replaces the box vents on your home. This or high profile ridge is required with Woodcrest and Woodmoor shingles

The contractor you choose can make a huge difference to your home!

Siding too close to roof allows moisture to be trapped between the roofing and the siding!
Mold Vs Clean
Properly spaced siding keeps the siding off the roof and mold free!

Pipe flashing cracks and needs replaced with the roof or water will run through directly into your attic.

Leaky Vs Sealed
New color match pipe flashing will not only match your roof, but it will seal your pipes and roof penetrations!

Worn out flashing can rust through and leave behind problems with mold, rot, brown spots, and damaged interiors.

Worn out flashing Vs New Flashing

New flashing where needed will insure no leaks for years to come!

Choose your pipe flashing.

  • Made from silicon so it does not break down with the UV exposure
  • Has a lifetime guarantee
  • Normal vents last typically 10-15 years before they are cracking in the sun
  • Last a lifetime and you don’t have to worry about leaking from cracked pipe boot rubber seals every 10 years

Standard Rubber pipe boots are included at no additional cost.

Ice and Water shield

Protects roof structure from water seepage caused by ice dams and wind driven rain. Ensures water-tightness in the roof system critical areas. Also ensures the roof won’t leak in critical areas like valleys where cracking is most common.

Starter Strip

  • Adds a second layer of protection on the first row of shingles.
  • Completely hidden when shingles go over the top.
  • Some companies try to use cut up shingles turned upside down as the starter strip, this won’t hold because the adhesive strip is not positioned correctly and will cause the roof to be susceptible to wind damage.
  • Included on every roof.

Drip Edge

  • Outward projecting lower edge helps water drip away from the roof surface.
  • Protects underlying building components.
  • Included on every roof, and you can choose to color match your roof or your Facia (siding).

Proper ventilation calculation

  1. One normal vent has 38 square inches of NFA (net free area).
  2. Ventilation requirements are one square foot of net free vent area per 150 square feet of attic area to be vented (1/150 rule). Requirements change to one square foot of net free vent area per 300 square feet of attic area to be vented (1/300 rule) when:
  • The ventilation is balanced between the lower (eave) and upper (ridge) portion of the attic such that a minimum of 40% and no more than 50% of the required net free vent area is provided in the upper portion fo the attic, AND/OR
  • A Class I or II vapor retarder is included in the ceiling assembly (on the warm-in-winter side) in climates zones 6, 7 and 8.

Attic ventilation requirements instructions:

  • Use 1/150 if there is no soffit venting.
  • Use 1/300 if there is soffit venting.
  • Square footage of attic area needs to be the square footage of the main level of the home plus the square footage of the garage for a combined total.
  • We do not offer rolled ridge venting options, only the VentSure 4 foot vent option for ridge vent due to quality concerns.
  • In order for a roof to be covered by the manufacturers warranty it MUST BE PROPERLY VENTED.
  • If the roof does not have the proper intake ventilation it will also void the warranty.

Valley options

We don’t weave our valleys for two reasons.  1st, the bending of the shingles creates a stress point where they are likely to crease and leak.  Second, the crossing of the valley creates a gap in the overlap where ice and water are likely to accumulate.

Gaps and Stresses are not good for your roof!

Metal valley vs Cut (or point set) valley

Metal Valley:
Costs more, provides the ultimate protection for your valleys.  Qualifies for all warranties.  Required on heavy shingle types (Pres., Woodcrest, etc.)

Cut or Point Set:
Less expensive, Qualifies for all warranties, great system.

Valley Options

OPTION 1

Cut valleys are included at no additional cost for Oakridge and Duration roofing.

The Bartlett Roofing Difference

When will my roof be done?

We never promise a specific date because we always have to adjust due to weather.
  • But don’t worry! We never leave a roof open to the elements.
  • We only tear off what we can get dried in on the same day.
  • We watch the weather daily and install roofs year around (yes even in the winter).
When you give us the go ahead to do your roof here is what happens:
  • We submit your roof information to our production team.
  • You will get a phone call or text message to schedule your installation date.
  • When it is time to start your roof we will have either a dump trailer or a dumpster placed at your property, and then we will get to work. It normally takes between 1 and 5 days per roof depending on the size and complexity.

Other than the price or payment, is there ANY reason you would not want us to start your project today?

Remodeling Magazine Cost vs Value report

  • Compile data about the building industry to help drive magazine sales
Roofing comparable value is based on a 30 square roof

Remove and dispose of existing roofing to bare wood sheathing.  (We do this.)  Install 30 squares of asphalt roofing with a minimum 25 year warranty.  (We have a 50 year warranty.)  30 pound felt or equivalent synthetic felt.  (We use synthetic.)  Galvanized drip edge.  (We use galvanized or better, usually color matched to roof.)  Mill finish aluminum flashing.  (We replace all flashing that is needed but in order to not disturb siding we do not replace flashing that is under siding unless it is going to fail.)
