Need repairs? When should you repair and when do you replace? This can be a tough decision for homeowners. Here are signs to consider.
1. Roof Age.
Most experts agree that an average roof lasts 20-25 years. If the roof is multi-layers, improper ventilation, or subjected to storm and wind damaged the durability will be lowered.
2. Curling and Buckling.
Inspect the slopes of your roof that get direct sunlight. If the shingles are curled, lifted, losing the protective granule barrier, it may be time to replace OR the materials may have a defect. Either way Bartlett Roofing can check your eligibility for reimbursement.
3. Roof Valleys.
Snow and rain flow through the valleys downward to your gutters. If there are shingles missing or falling apart you may experience leaks, and it can be a sign you need a replacement roof.
4. Missing Shingles.
This is a primary signal that a roof is failing. Check to see if the tabs are still intact, are there “pull throughs”. Consult a licensed roofing contractor prior to making costly repairs.
5. Chimney Flashing.
If the flashing around the chimney is roof cement and tar you may need to replace it with a water-tight fitting which includes a metal flashing system.
6. Shingle granules.
Look in the gutters check to see if shingle granules are building up. It is an indicator that the shingles are towards the end of their life. Noticeable discoloration from one shingle to the next is also an indicator the granules are wearing off.
7. Light coming in from attic.
You will notice a “spongy” feel like a bounce when walking on the roof. This is a good indicator that the underlayment is weak from moisture penetration. Look at the insulation to see if it has any signs of moisture.
