Common Terms for Roof Insurance Claims

RCV: Replacement Cost Value
If you have a policy with RCV coverage, then your insurer will provide a payout that allows you to replace your damaged property with a “like” kind. In the event of a damaged roof, the insurer would pay out enough to return your home to pre-loss condition.
ACV: Actual Cash Value
If you have a policy with ACV coverage, then the payout is not based on restoring your roof to its original condition but rather compensating you based on the current value of the damaged property. If a roof is in poor condition before the damage, then the payout will be lowered accordingly.
The ACV amount is calculated by subtracting depreciation from the RCV.
Depreciation
Depreciation is calculated based on the age and useful life of the roof. Note that some depreciation may be recoverable depending on your property insurance policy.
